It was 9000 sq ft with about 5000 sq ft of it being useless sq footage. It was in the premiere neighborhood where most of the houses were on the water. This one was not so we passed. It got our attention because the judgement amount at the sheriff sale was $1.2 million and the bank submitted $450k.

The ARV was $700k and it needed $250k in work…

Who makes the judgment of 1.2 million in that situation? Does that mean appraisal or BPO? Why do you think is was so inflated?
