Sid - I've gotten really good at two things. One, how to utilize the MLS to learn a market and Two, forming alliances. Without going into heavy details, I started looking at Florida because I cleaned Homecomings clock at an Auction. Somehow I got on the Auctioneers mailing list and they were doing another one in Florida. I thought it was worth the 36 hours to go down there. In that time, I create an alliance with several people, got MLS access, found a birddog and identified what is the ideal price to buy a REO property. For Indiana, I got a lead that looked like it could net me possibly $250k in a couple days. It was worth the $1000 to go out there and investigate. Again, while I was out there, I formed an alliance, got MLS access and identified the niche market.

Basically if I get a lead that looks like it could net me possibly $100k in another part of the country, I'm willing to get off my butt and go check it out. Having become very good at forming quick alliances, sizing up the proper numbers and getting MLS access helps when I'm on my trip for a day or two. In essence, I set up shop, rarely come back and let the team I set up on the ground find me deals and split the profits with them.

I mess around in Utah because I live here and of course Michigan because I have a great power team there.

Hope this shed some light!

hey, sounds like a good deal. You seem to be on top of your game. I was wondering. I read one of your posts on flippinghomes.com. Why do you invest in so many states?
Reply - <a href="#" class="quote" onclick="quote('14','Sid','hey, sounds like a good deal.
How do you get REO Realtors to look for properties for you?

Did you just call a whole bunch of random REO Realtors and asked?

How would you wholesale a REO property?
Reply - Quote
