Bob,
Saw thw house last Friday. yeah I found it on Maui while there. Drove the neighbor hood and there are LOTS of houses for sale. Maybe 10 to 20% are for sale. Does this concern you?
Also, found that a similar house that is pretty nice is on the market for 1.1 million. You mentioned that you thought the retail would be 1.4 million.
Curious about the rest of the story.

The house is still not listed and I’m patiently waiting. I think the back end is somewhere around $1.1 – $1.2 million if it is done right. Although, the trend is moving down not up. I havn’t looked at comps in awhile, lots of short sales but this number could easily be $900k as a retail sales price soon.
