I have offered $150k or so and if the bank countered me at $175k, I would then see if I could sell this property verbally to other buyers even though I don't have a written contract with the bank. In this way, I am not really taking on any risk, but my downfall might be if I find a buyer and they try to go directly to the bank. Hope this helps!
