FDIC is negotiating cash offers verbally

Here is Southern Utah, where I currently live, I encountered some very interesting FDIC negotiation tactics….. verbal offers! Check out the video to follow my negotiation technique….so simple a GEICO caveman can do it!

    I can’t believe that they left the place unsecured like that. Those doors in the Garage would have been G-O-N-E in a lot of areas back here in Michigan.

  3. Brian – I gotta admit that I am really surprised the FDIC didn’t at least put up a garage door. I mean those are some good doors. Theft doesn’t appear to be a problem, even though they are free!

    Could you expand on details of the wholesaling the verbal offers? Do you actually enter into a written offer with the bank (FDIC) and then assign contract to your buyer? I’ curious how you control the deal without the buyer just making his own verbal offer to the bank and thus cutting you out. Thanks

  6. Dave – In this video scenario, I am simply negotiating everything verbally because that is what the bank suggested I do. I have offered $150k or so and if the bank countered me at $175k, I would then see if I could sell this property verbally to other buyers even though I don’t have a written contract with the bank. In this way, I am not really taking on any risk, but my downfall might be if I find a buyer and they try to go directly to the bank.
