As most of you know, Bob lives and plays in Southern Utah. His investing strategy is pretty simple and focused: Partner with coaching students. Bob’s brings his ability to access cash, deal structuring experience, extensive network and coaching skills to the table while his students find and manage the deals (most of them in the Midwest U.S.)

We bought this house for $57k in March/April. We noticed lots of deals were selling “rehabbed” at $120-130k and decide to approach this as a rehab. We went about $10k over budget and spent right around $33k, putting us at $90k. We listed the home for $129,900 and got multiple offers within 3 days and sold it for $135k. Our total profit was $30-31k. We sold it FHA and had to wait until the 90 days mark to close on the deal.

I partnered on this house with my coaching student, Mark Diponio (www.madinvestor.com)….We purchased it for $105k in March. We put $25k into the house and listed it exactly 30 days later for $179,900. We sold it over the weekend for $184k. They got conventional financing and our net was $43-44k.
